House Hunting…success

We have been looking to buy our first home. We looked at a few homes in the Woodstock and Cumming areas. We liked thing about all of the homes we looked at but none of them were the ONE for us. We even found a house that had a yard that was to die for. It was a 1.2 acre lot that backed up to a small lake. The yard was amazing, but the house itself was a little older, and needed some work that would need to be done right away. We loved the yard but we did not love the house. We still had plenty of time to find the right house, so we kept looking for the One!

Then the next house we found was the One. It was just listed the day our agent sent it to us. Looking at the pictures and the description we really liked it. We had to wait a few days to go look at it, due to our schedules. When we walked in the front door it felt like we were home. This house was in a great neighborhood in Woodstock. The neighborhood has awesome amenities: 2 pools,  20 tennis courts, sand volleyball, basketball, and a nature trail. The house is close to both of our families, several of our friends, and our church. The house was built in 2006 so it is a newer home and is in great shape. The house is a 4 bed/2.5 bath, about 1900 sqft, with an open floor plan. Downstairs is hardwood floors with tile in the kitchen. There is a super cute office with french doors we did not know about until we walked in. There is a good sized pantry, bigger than what we have currently, the appliances are all in good shape and remain with the house, upgraded cabinets and countertops, and Sean’s favorite a gas stove. Upstairs there is a large master bedroom with walk-in closet, a master bathroom with a double vanity, and oversized tiled shower. There are three other secondary bedrooms, a laundry room, and a linen closet. The back yard is fenced which is amazing for the dogs. We put our offer in that night, and after a couple back and forth counter offers we were able to agree and went Under Contract!!!

We have had our inspection which went great, only a few rather small things, and the sellers are covering the bigger of the things found. The appraisal came back earlier this week, and the house appraised for just over what we are buying it for so good news there.

So its official we are under contract on our first home, now we are just awaiting our closing date of Jan 26th. As part of the contract the sellers will be renting the house back from us for two months while they finish building their house, this was a God send for both the seller’s and us, as we don’t have to break our lease at our current apartment. They will be leasing until March 26th, we plan on moving the weekend after they move. Which is the end of March, and our lease is up mid April. So we have plenty of time to move and clean our apartment before the lease ends.

I can’t wait to move in and make this house our home. I have several DIY and decor ideas planned but I just have to wait till we are all moved in before those can happen, so stay tuned.
